The Indian River Lagoon is a 156-mile estuary running the length of the Treasure Coast. It is one of the most biodiverse estuaries in North America, home to manatees, dolphins, and world-class fishing. Hutchinson Island provides true barrier island living on the Atlantic coast. Fort Pierce Inlet is one of the most reliable ocean-access points on Florida's east coast for offshore anglers and boaters.

The value story for buyers is straightforward. Home prices run lower than Palm Beach, Martin, Broward, or Miami-Dade counties. Property taxes are lower. Insurance costs are more manageable than southeast Florida, though still a real Florida consideration. The lifestyle is outdoor, water-forward, and unhurried. St. Lucie County had an estimated population of 402,449 as of 2025. Port St. Lucie, the county seat, is Florida's 7th-largest city. That surprises many visitors who expect a small beach town. The county has grown steadily for two decades, driven by migration from South Florida and the Northeast. That growth has produced a modern infrastructure of hospitals, schools, retail, and transportation that smaller Treasure Coast counties cannot match.

Median home prices vary by area and property type. In 2025, expect to see:

The county's top feeder markets are Palm Beach, Broward, Martin, and Miami-Dade counties. An estimated 58% of buyers relocating to St. Lucie County come from within Florida, primarily from the congested, expensive southeast Florida corridor. The pitch is simple: more house, more land, lower taxes, and a genuine sense of space without leaving Florida.

The second major group is Northeast US relocators from New York, New Jersey, Connecticut, Massachusetts, and Pennsylvania. IRS migration data has shown consistent, large-scale movement from these states to Florida for years. The Treasure Coast captures a growing share of that flow. Cost & Affordability Snapshot

Florida has no personal state income tax. For retirees, remote workers, and anyone relocating from high-tax states, this is a real financial advantage. For the right buyer profile, it can mean tens of thousands of dollars annually.

Florida's homestead exemption reduces a primary residence's assessed value by up to $50,000 for property tax purposes. Once applied, the Save Our Homes cap limits annual assessed value increases to 3% or the CPI, whichever is lower. This protects long-term owners from rising tax bills as values climb. The cap resets when a property sells, so buyers should expect their assessed value to reset toward market value in the first year of ownership.

Effective property tax rates in St. Lucie County generally run between 1.5% and 2.2% of assessed value, depending on location and district. Master-planned communities like Tradition may carry CDD (Community Development District) fees on top of general taxes. These can add several hundred to over a thousand dollars annually. Knowing the full tax picture, including ad valorem taxes, non-ad valorem assessments, and CDD fees, is critical before comparing properties.

Insurance costs are a real consideration throughout Florida, particularly for waterfront and barrier island properties. St. Lucie County's rates have generally been more stable than southeast Florida counties. Flood zone designation, elevation, roof age, and construction type all affect premiums. Get an accurate insurance estimate before making an offer.

What to Watch Out For

  • HOA and CDD fees: Range from zero in some older neighbourhoods to $700+/month in master-planned communities with extensive amenities. Always budget the total monthly carrying cost, not just mortgage and taxes.
  • Flood zones: Not uniform across the county. Waterfront, coastal, and low-lying properties may require federally mandated flood insurance that can add meaningfully to monthly costs. An elevation certificate is money well spent.
  • Insurance is the #1 due-diligence item for waterfront buyers: Get a hard quote before committing. Not an estimate, but an actual quote based on the specific property.
  • Traffic during season: US-1, Crosstown Parkway, and Port St. Lucie Blvd see increased congestion November through April. Consider proximity to I-95 if your lifestyle involves regular travel.
  • Save Our Homes reset: Buying a home owned by a long-term resident means the assessed value, and therefore taxes, will likely increase in your first year of ownership.
